A brief tour of a Deal Room
Without a dedicated tool, organizing deals is a messy process spread across many emails, folders, and cloud storage programs.

Deal Rooms
Most people in CRE have a maze on their computer made of layers of folders of deals. Keeping everything straight is it’s own job, not to mention the mess that comes from sharing deals.
Deal Rooms pave over these issues. They provide you with a shared space of interactive folders that have built-in categorization.
It’s easy to categorize deals and folders by property type, stage/state, and anything else you want. You can then use smart placement to automatically sort deals into the folder they belong. When you need to pull up deals, just search by name or filter by any of the categories.
An example:
Add a deal categorized as “multifamily” and “underwriting”.
Use smart placement to sort this into it’s matching folder.
Later, as the deal progresses, change “underwriting” to “due diligence” / ”offer sent” / ”action required” / etc.
And so on, using smart placement to sort the deal into the appropriate folders.
These deals are accessible by everyone in the Deal Room (controlled by admins).

Normally, unless your file names are VERY long, there isn’t much detail you can see about a deal until you open it’s entire file.
The deals inside Deal Rooms make it much easier to scan your portfolio. You can have an image and up to 4 metrics for each deal that are visible while looking through Deal Room folders.
Inside each deal, you can include as many values from Excel as you want and any of the Property Research AI reports. Anyone in the Deal Room can open these up, and anyone with the correct room permissions (controlled by admins) can pull down the entire deal into Excel to see it in full. No more needing to email underwritings to each other.
For third parties, admins can share limited access to specific deals or even the entire Deal Room.
When it comes time to compare your deals against each other, the Comparison Table makes it easy to see as many of them side-by-side as you want.

Most teams value having a unified approach. One of the cornerstones of this is everyone using the same model and presentation(s).
Deal Rooms allow you to share admin-approved versions of both of these documents, making it easy to keep everyone on the same page.
This goes hand-in-hand with seeing deals from the deal room with the most up-to-date version of your model, It also enables all members of the team to make use of the Presentation Builder to easily create finished presentations, using the team-approved slide deck(s).
